Finns Store a New Beginning

November 16, 2023 by Roxane Manley

13 years ago Jackie and Geoff Yeo the owners and restorers of Finns Store Canowindra embarked on a folly which turned into a love of Canowindra and country. It was 2010 NSW was gripped in drought, Canowindra was struggling, the main street was desolate having seen better days. Knowing that drought always breaks and though there being little optimism they could see the enormous potential of the region, the town, the bendy main street and most of all the grand old lady “Finns”. Purchasing and restoring the old building whilst pioneering the new retail concept mixing wine, food, coffee, art, clothing, jewellery, furniture and giftware the store quickly became unmatched in the central west. Other businesses in the main street quickly followed suit, and new retail and cafe businesses opened.

It is with a heavy heart Jackie and Geoff have announced that the building and business is for sale either as a going concern or vacant possession. Jackie, still full of vitality, has a new passion: Grandchildren.

Geoffrey wants to spend more time on his bike and more time managing the burgeoning legal practice Peacockes Solicitors.

For the month of November the store will be conducting a progressive closing down sale with plenty of bargains to be had culminating with a Clearing Sale and Auction conducted by Elders Emms Mooney Saturday 2nd December.

Call in to wish Jackie and Geoff all the best, grab a bargain, have one of those amazing iced chocolates or spiders, a coffee from the latte lawyer, or experience the warm and quirky ambience of the store one more time.

If interested in the clearing sale please feel free to make inquiry at Finns or contact Peter Bromley on 0404 037 729

“North Bogabigal” Historic Forbes

August 3, 2023 by Roxane Manley

North Bogabigal is being offered for public sale ‘as a whole’ as well as in three separate lots, by Expressions of Interest (EOI) with expressions closing at 12 noon AEST Thursday 14th September 2023.

Forbes based rural property specialists Johnston Rural Group are pleased to present to market North Bogabigal – an exceptionally well-located, mixed farm in the heart of the Lachlan Valley.

The property, which today comprises approx. 547.5 hectares (1,352 acres), boasts a prime location just 11km west of the historic township of Forbes and Newell Highway. The productive mixed farm, which is approx. 90% arable, is a versatile holding suited to both livestock and cropping having successfully grown high yielding cereal crops and produced prime lambs, goats & lucerne hay. The offering is underpinned by a combination of soil types ranging from highly fertile alluvial creek flats adjacent to the Broad Creek to sandy loams and heavy grey clays through the middle.

Key features include Lachlan River access via a pumping station and underground water supply pipeline, 1.3km frontage to the Broad Creek, 510 MgL General Security River Water Access Licence, near new 60ha (150ac) Bauer centre pivot and a dedicated internal drainage system which diverts local water off the property after heavy rainfall events.

The main improvements consist of a 3 / 4 BR homestead, 3 BR cottage, hay shed, 2 machinery sheds, workshop, older style shearing shed with adjoining sheep yards, wash down bay, chemical shed, piggery / wet weather livestock shed and old shearers quarters.

The Vendor’s Phillip (Australian Olympian and highly decorated Commonwealth Games Medallist) & Ann Adams have made the decision to sell in order finalise their full-time retirement objective after initially moving into town several years ago and overseeing the farm remotely. North Bogabigal has been in the Adam’s Family for over 70 years, after it was initially purchased by the Adam’s Brothers Partnership (a partnership between Phillip’s father and uncle).

Under Phillip and Ann’s ownership there has been a focus on lucerne and livestock production (including a goat embryo transfer program), improving on-farm drainage, and more recently on a spray irrigation development project on North Bogabigal (South) in 2019.

Marketing Agent Sam Johnston of Johnston Rural Group said that “North Bogabigal will no doubt appeal to a large spectrum of the active buyer pool due to its prime location, combination of underlying soil types, access to the Lachlan River and Broad Creek, 510MgL irrigation water and near new 60 ha (150 ac) centre pivot, and more importantly its scope for future development and investment upside.” Further reinforcing that: “This fundamentally sound asset is primed for additional development and is ready to be taken to the next level through progressive management coupled with a prudent capital injection.”

The Vendor’s are fully committed to the sales process and have recently had the property independently valued which has assisted them is formulating a realistic price guide of $6.5m to $7.0m which includes the land, water, and fixed improvements.

Want To Know The Value Of Your Home?

September 11, 2020 by Maggi Barnard

Our local property market is certainly very interesting at the moment. We are experiencing low stock levels and good demand from buyers, especially first home buyers and investors.

With spring in the air, now is traditionally the time people think about selling, whether it is your own home or investment, it is easier to move around and get things done when we have pleasant weather conditions.

Recently my phone has been ringing, with out of town investors looking at our region, as our home prices are low and rental returns high. I have also had more mature people considering a quieter life and looking to move west to get away from the hustle and bustle of the city.

Obtaining a current market appraisal on your home may help you make important decisions about whether to stay or go, or should you borrow money to renovate, or find out how much equity you have for investing purposes.

At the appraisal appointment, I do a walk- through of your home, have a chat to you about the property, and can usually give you a price estimate on the spot, followed by a written report if needed. The process takes around 20 minutes with the aim to give you a price range of your current market value and offer any advice that may help with your decision making.

To book your property appraisal please contact Tara Kelly at Century 21 Central West 0418 465 407. Servicing Forbes, Parkes and Eugowra.

Are You A Good Tenant?

September 4, 2020 by Maggi Barnard

If you are searching for a rental property to move into, the question ‘Am I a desirable renter?’ might not have even crossed your mind, but it should. A good landlord will go out of their way to find desirable tenants.

A desirable tenant is someone who has a proven record that they are financially responsible and can take care of the property and follow the rules of the lease agreement.

Remember, if you are a tenant and are searching for a rental property and it sparks your interest, then it is likely that other people will feel the same about it. Make yourself stand out from the competition by going through this checklist below:

• Consistently paying your rent on time and having a good rental payment history.
• Adhering to the terms and conditions of your lease agreement.
• Treat the home as your own, with respect and care for the property.
• Maintaining the property, keeping it clean and tidy.
• Communicate with your landlord and report any issues promptly.
• Have good quality references – previous rental history is best.

A glowing rental history will make you stand out against other applicants and will have landlords keen to have you as a tenant. Quite often, great tenants are rewarded in small ways by their landlords as they are keen to keep you in their property.

For more information regarding becoming a tenant, or completing rental applications, please contact the Property Management team at Century 21 Central West. Servicing Forbes, Parkes and Eugowra.

Great Presentation Pays Off

August 28, 2020 by Maggi Barnard

Spring is only a few days away and it is a popular time of year for many people to sell their home.

First impressions are lasting impressions. If they drive by and get the feeling that the property is appealing, they are more likely to want to book an inspection.

Great presentation can add thousands as it helps people imagine their new lifestyle and brings out strong feelings and emotions, which leads people to be inclined to pay more.

If buyers see the property needs repairs and maintenance or a massive clean-up, they are naturally going to offer much less.

The main thing is to have a clean and tidy property, regardless of the age of the house.

The next step is to declutter. You want people to be able to envision themselves and their furniture in the home.

It is also a good idea to fix any small things that need attention such as torn window screens, doors that don’t open and close properly and leaking taps.

Many people are paying professionals to style their home. This is becoming more popular. It depends on the circumstances – if the property is vacant, the property sale price and client’s budget and the target market!

Remember your home is going to be all over the internet, so you want it to look fabulous! We work with you to make your home look its absolute best so we can get the best price for you!

If you would like find out more, contact the team at Century 21 Central West.
